How Ready Rooms Vets Housing Providers

Housing providers don't appear in the Ready Rooms network automatically. Every property goes through an application, a disclosure process, and a review before Ready Rooms begins sending referrals to it. This page explains exactly what that process does - and doesn't - cover.

Step one

What every provider discloses before joining.

A property application collects the specifics Ready Rooms uses to match clients realistically - not a marketing description.

Property & location

Street address, city, metro area, and region - properties without a verifiable physical address are not listed.

Housing type & configuration

Transitional, reentry, veteran, senior, sober living, IDD, or other housing type, plus private/shared/studio room configuration.

Licensed care claims

Whether the property offers licensed assisted living or licensed mental health care, and the license number, if applicable.

Funding sources accepted

SSI, SSDI, VA benefits, housing vouchers, Medicaid, IDD waiver programs (HCS, TxHmL, CLASS, DBMD, STAR+PLUS), or private pay.

Barriers accepted

Prior evictions, felony or violent-felony background, sex-offense registry status, and probation/parole - disclosed as yes, no, or case-by-case.

Beds, rent & eligibility

Total and currently available beds, monthly rent range, minimum income requirement (if any), age range, and gender served.

Services & support level

Meals, transportation, case management, recovery support, life skills, and the level of on-site supervision provided.

Photos & description

Photos of the property, common areas, and rooms, plus a written description covering house rules and the population the property serves best.

Step two

License claims are checked before Ready Rooms refers on that basis.

When a provider indicates it offers licensed assisted living or licensed mental health care, Ready Rooms checks that specific license before referring clients to that property on that basis. A licensed-care claim doesn't affect a property's listing until it's been checked.

This is a narrow, claim-specific check, not a general licensing guarantee. Under the Ready Rooms provider agreement, independent housing providers retain sole responsibility for their own professional and facility licensing, and Ready Rooms does not independently verify or guarantee a provider's overall licensing status.

Step three

Application review before network access.

Providers can typically expect a confirmation call within 1-2 business days of applying.

Tour dates

Scheduled and completed tour dates for a referred client.

Move-in status

Move-in status and date - required for accurate placement records.

Occupancy on request

Current occupancy status when Ready Rooms asks.

Bed-availability changes

Any material change that affects placement capacity.

Knowingly providing false, misleading, or inaccurate information about a referral - including misrepresenting move-in or placement status - can result in immediate termination of a provider's network membership and referral access.

A case manager or discharge planner submitting a referral through the Texas Housing Referral Guide is matched against providers who have disclosed - in structured form - the funding sources, barriers, and support levels they actually accept. That disclosure is what lets Ready Rooms match a client's real situation to a property realistically, rather than referring blind.

How does a housing provider join the Ready Rooms network?

A provider submits a property application listing property details, housing type, available beds, funding sources and barriers accepted, services offered, and photos. Ready Rooms' team reviews every application, typically including a confirmation call within 1-2 business days, before granting network access.

Does Ready Rooms verify a provider's license?

When a provider indicates it offers licensed assisted living or licensed mental health care, Ready Rooms checks that specific license before referring clients to that provider on that basis. Ready Rooms does not independently verify or guarantee a provider's licensing status more broadly - providers retain sole responsibility for their own professional and facility licensing under the Ready Rooms provider agreement.

Does Ready Rooms inspect properties or run background checks on operators?

Not as a standard part of the application process. Provider vetting currently consists of application review, a confirmation call, license checks for claimed licensed care, and required property photos and a written description. Ready Rooms does not currently conduct independent on-site inspections or criminal background checks on property operators.

Can a provider be removed from the network?

Yes. Under the Ready Rooms provider agreement, knowingly providing false, misleading, incomplete, or inaccurate information about a referral - including misrepresenting move-in or placement status - can result in immediate termination of a provider's network membership and referral access.

Who is responsible if something goes wrong at a provider's property?

Independent housing providers retain sole control over their own admission decisions, pricing, house rules, staffing, services, and day-to-day property operations. Under the provider agreement, providers are contractually responsible for their own legal and regulatory compliance, including Fair Housing law and any required licensing.

What does a provider have to report after accepting a referral?

Providers agree to report referral acceptance or declination, scheduled and completed tour dates, move-in status and date, occupancy status on request, and any material change in bed availability.
